1. The insurance amount is 500 dirhams via bank transfer/cash. (The insurance amount will be refunded via bank transfer only within seven days of checkout)
2. Cancellation Policy
The amount of rent or deposit paid will not be refunded except in the following cases: -
- 2.1. A fee of 100 AED will be deducted as an administrative charge, and the remaining amount will be refunded if you cancel your booking at least seven days before your reservation.
- 2.2. If you cancel your booking between three to six days before your reservation date, 550 AED will be deducted and the remaining amount will be refunded to you.
- 2.3. If you cancel your booking two days or less before your reservation date the booking amount will not be refunded.
3. Natural disasters
In the event of natural disasters of any kind occurring before or during the rental period, the lessor explicitly declares that he does not bear any legal or financial responsibility resulting from these disasters. The tenant will not be eligible for any compensation or financial recovery as a result. The Owner reserves the right at its sole discretion to cancel or continue the booking without any obligation to provide compensation.
4. Device malfunctions
In the event of any malfunction occurring in the villa before the tenant's check-in time: the tenant is entitled to a full refund of the amount paid without any additional compensation.
In the event of any malfunction in the villa after the renter's check-in time: the renter has no right to demand cancellation of the reservation or any refund and the owner is not responsible for providing any compensation. The Owner reserves the right to provide anything else at its sole discretion.
5. Safety
The second party (the lessor) agreed to commit to security, safety and safety and to take all necessary precautions for his safety and the safety of others related to the swimming pool, which negates the full responsibility of the first party (the lessor) for any criminal and civil liability, whether material or moral. The second party (the lessee) acknowledges with full knowledge that The swimming pool does not have a child safety barrier.
6. The lessee undertakes not to transfer the subject of the lease to anyone other than him at any address, and not to make any changes to the subject of the contract, to maintain the assets and all available equipment in good condition, and not to tamper with the system and settings of the devices for the villa and the outdoor swimming pool, and that the first party (the lessor) is not responsible for any loss. Personal property belongs to the second party (the tenant), and the second party (the tenant) is fully responsible for the contents of the house and its equipment. In the event of any damage occurring during the rental period mentioned in the third clause, invoices for the repair value will be sent to his email or WhatsApp.
7. The renewal of the lease shall be at the choice of the landlord, and if the tenant does not respond to the renewal request, he will be obligated to pay the rent that the landlord requested from him.
8. Tenant shall permit Landlord, its agents, engineers, contractors, employees and invitees with 30 minutes notice to Tenant except in the event of an emergency where notice is not required, to enter the Premises to view the condition and condition and/or to make repairs, renovations, maintenance or modifications to the Premises or any part thereof in accordance with the obligations. Owner under the terms of this Agreement, or in any other manner deemed necessary or desirable by Owner.
9. This document is considered valid until the end of the prescribed period, and it shall be deemed invalid upon the expiration of this period.
10. The maximum number of guests allowed is 2 adults and 2 children up to 14 years old per bedroom.
11. The maximum number of visitors allowed is one adult and one child under the age of 14 per bedroom, provided that the total number of visitors does not exceed 6 visitors. Visitors may not stay from 12 midnight to 8 am, and guests bear responsibility for the behavior of their visitors.
12. The second party (the tenant) undertakes not to hurt the feelings of the other two (the neighbors) by playing loud music in the villa that is the subject of the rental contract and not to hold parties or any such activities in the holiday home. If this happens, the owner has the right to cancel the reservation immediately without any compensation.
13. The villa's parking lot is located within the villa, and the maximum number allowed is 1 car. Visitor parking is available near the villa.
14. Waste
Dispose of excess waste in the designated waste area in front of the villa and do not leave excess waste in public or shared areas. The cleaning amount will be charged if the villa is not delivered clean at the time of departure.
15. The villa cleaning service is not free (the price depends on the number of hours requested by you).
16. Pets
Pets are not allowed.
17. Age Restriction
The minimum age allowed to make a reservation is 21 years old, in addition to the minimum age allowed to do the check-in process, which is 21 years old.
18. Smoking
Prohibition of smoking in all parts of the villa and in all its forms (shisha - electronic shisha - smoking through tobacco, etc.).
19. Cooking and grilling only in designated areas.
20. It is prohibited to use fireworks and explosives inside the villa and the complex.
21. Employee services if he is in the villa
- 21.1 The employee's duties if he is present at the villa will be as follows:
- 21.1.1 Receiving tenants, bidding them farewell, and assisting them in carrying luggage if requested.
- 21.1.2 Provide a brief explanation of how to operate and use the devices available in the villa.
- 21.1.3 Answer tenants' inquiries.
- 21.1.4 Carry out cleaning work in the first hour after check-in described in the third clause only if the tenant requests it.
- 21.1.5 Taking all notes in the first half hour of check-in described in the third clause from the tenants about malfunctions and any breakages that occurred before their reservation, and after that, any notes on the villa will be responsible for the tenant at the time of check-out.
- 21.1.6 Cleaning the swimming pool and watering the trees after coordination with the tenants.
- 21.1.7 Inspect the villa after checking out.
- 21.1.8 The employee is not allowed to perform any other tasks except with the owner’s approval, and this will entail financial compensation.
22. If the tenant violates one of the conditions recorded in this document, the first party (the lessor) has the right to evict the second party (the lessee) from the leased property immediately, and the rights of the second party (the lessee) are forfeited from consideration. He has no right to adhere to the terms of this document and does not bear any legal or legal responsibility. Financial if any negligence occurs on the part of the second party (the lessee).
23. Authorization from the first party (the lessor) to deduct any amounts as a result of damage or violation arising from an act carried out by the second party (the lessee)
24.The rental agreement is subject to the laws of the United Arab Emirates, and in the event of any dispute, God forbid, it is subject to the Rent Committee of the Dubai Court.

This agreement and all its provisions are subject to a decree:
1. No. (41) of 2013 regulating the activity of renting holiday homes in the Emirate of Dubai.
2. Executive Council Resolution No. (49) of 2014 regarding the approval of fees and fines related to holiday home rental activity in the Emirate of Dubai.
3. Administrative Resolution No. (1) of 2020 issuing the executive regulations of Decree No. (41) of 2013 regulating the activity of renting holiday homes in the Emirate of Dubai.
4. Executive Council Resolution No. (2) of 2014 approving the tourism dirham in the Emirate of Dubai and its amendments.
